Why hire me to find your new home? Whether your buying existing, or building new, you won't find anyone more qualified, offering more services. Experience: I've worked in the Sierra Vista Real Estate Market for over ten years, and in that time, helped to find the right homes for hundreds of buyers. In the same amount of time, the average real estate agent has helped fewer than thirty.* Market Knowledge: I limit my practice to Sierra Vista, Huachuca City [Whetstone], and Hereford [Palominas]. I do this because the majority of home buyers select one of these areas when it's time to purchase. Broadening out of these areas would not only mean trying to keep up with the way business is done in outlying communities, but also that I would be spending less time keeping up on the market that is the most likely to be your choice. I watch the market daily, and because I get a lot of practical, hands on experience in viewing and selling properties, I am in a great position to help you make a great decision. Organizational/Interpersonnal Skills: Likely my strongest assets. I keep up to date, organized, and very in-touch. You'll never say that you haven't heard back from your real estate agent in awhile. If you're a first time homebuyer, I'll help you understand everything that's got to happen, before it actually happens. I can communicate in person, by phone, or via e-mail equally well. Negotiation Skills: One of my favorites. A great real estate negotiator can take the emotion completely away from the transaction, and show all parties involved the logical reasoning behind the price and terms. If your expectations are reasonable, there's no reason we can't find the right home at the right price. New Listing E-mail Notifications: I'll send you an e-mail notification every time a property matching your criteria comes on the market, has pictures added or changed, changes price, or has any other major change. Absentee Purchase: Most people will never need to by a home site unseen, but if you're in a position where this becomes necessary, you won't find anyone more capable of handling it. After narrowing the available properties via the property search, Virtual Tours, are incorporated to make sure that you see the entire home, almost like being there. A virtual tour will be done on your home every week during the construction process, and posted to a private page on www.SellingSierraVista.com so that you, your family, and friends can keep up with the progress. Just before the home is insulated, tours are done of every room in the house so that you can see the location of almost every piece of framing, wire, pipe, and vent before it gets covered up. I call it the Virtual Home X-Ray, and it's an invaluable tool in the event of future repairs/remodels. Upon completion, a Virtual House Warming is done, and a high resolution version of the entire package is loaded onto CD for you to keep. It's the ultimate in "Before and After" pictures. (It does not matter which builder you select, However, I hvae to introduce you to the builder.) Virtual House Warming: After you've moved in, a complete virtual tour is done on your home and posted to a private page on www.SellingSierraVista.com so that friends and family who can't be there can tour your new home. The Virtual House Warming is will be available on line for 30 days. The high resolution version on CD is yours to keep. (Available for both new construction, and existing homes.) * The National Average is three sales per year per agent, which would equal thirty sales after ten years. Since sellers would account for some of these sales, the number of buyers assisted by the average agent would be fewer than thirty. |
